Nationale Hypotheek Garantie (National Mortgage Guarantee)
When purchasing a property that falls within the guidelines of the Stichting Waarborgfonds Eigen Woningen (Homeowner's Guarantee Fund), you may make use of the Nationale Hypotheek Garantie (National Mortgage Guarantee). With this guarantee, the fund is responsible for repayment of your mortgage (amount) to the lender. To qualify for the National Mortgage Guarantee, you must provide the lender with a complete architectural inspection report. The architectural NHG inspection is visual and non-destructive in accordance with the inspection guidelines. The inspection will not only examine defects in façades and floors (whether or not originating from the foundation), but also the roof. In addition, installations will be assessed to determine whether these still comply with current standards and the state of the bathrooms and kitchen will be observed. If asbestos, fungus, wood-boring insects and such are discovered, this will be mentioned in the report with corresponding maintenance measures.
The inspection results are translated into a budget and supported by a photo report. The budget is divided into three categories:
IRM - Immediately Required Maintenance (>1yr);
LRM - Longer term Required Maintenance (<3yr);
WM - Are costs that are not part of the Program requirements for structural inspection.
